At Geld Arts LLC, our focus is on researching, locating, vetting and designing successful real estate development projects. Our goal is to work together with all our Partners to build successful assets in prime US markets and communities, managed through excellent systems and processes, along with our vast experience, not only for our investors and our company, but ultimately for the people who will live in the communities and properties we develop. 

Our successful team, with their many years of experience and varied skill sets from the real estate development, finance and construction industries, minimize risk and provide our investors with consistently high returns. Every project we take on is secured by solid and profitable real estate in the strongest US markets.  We specialize in quality residential and commercial income producing properties, which help protect our Equity Partners' capital, if any shifts in the market occur. Being in control and giving more control to our investors through ownership of the project, we lower risk, raise investor returns and create successful projects. Our approach is simple, we believe in the power of technology to facilitate all our processes and still believe that excellent and personal client care is the key to all our success together - high-tech and high-touch, a rare combination.

Here is a summary of our procedures and a glimpse of the evolution of a project:

  • We research the strongest US markets, such as the vibrant markets of Seattle, WA, Dallas/Fort Worth, TX, Billings, MT, Williston, ND (in the Bakken Oil Fields), Eugene/Springfield, OR and select California markets where building restrictions are minimal.
  • A market feasibility study is conducted, including an area’s employment statistics, industry grown statistics, rent and vacancy surveys and commuter accessibility information.
  • A project feasibility study is conducted, including appraisal information, area zoning laws and trends, and estimates for utilities, construction and marketing
  • We make an on-site inspection of the subject property, the surrounding neighborhoods, community, and comparable sales.
  • Our Team looks at whether the project might be best as a build-and-sell or a longer-term build-stabilize-hold growth/income producing situation.  The feasibility studies of both the market and the project will be adjusted accordingly.
  • We obtain a specific construction budget for the project including a materials list, labor budget, cost of plans, elevations, surveys, etc., then we inspect and compare these costs to be sure they are on target. Strong management, communication and accountability is a powerful part of our process.  We pay all the bills as part of our accounting system, set milestones and deadlines.  This overall control leads to absolute efficiency of every project.
  • Title reporting is done to ensure a clean chain of title with no unexpected underlying liens on the property.
  • Once we embark on a project, we reach out to our investor pool to offer the opportunity for investor involvement including partial ownership of the project.  We compile the information we’ve gained on the project and produce an executive summary.
  • Construction project management is an essential part of the process, tracking budgets and construction deadlines as the process is occurring.  We adjust immediately if needed to stay on track and keep our timing commitments.  
  • We always operate with Capital Reserves.
  • Regular updates are sent to investors in the form of written description, photographs and videos.  Investors are welcome to visit the project site if they are in the area.
  • We use project management software as well as accounting software which is suited for our specific purposes and keeps the process running smoothly.
