new life for an existing 7 unit apartment in seattle, minutes away from expedia’s new headquarters

Project Start Date: September, 2019 — Project Cost: Purchase of Building $1,600,000; Remodel $100,000. Lynn View Apartments, a 7 unit multi-family structure with private decks and patios will be re-purposed into a Class A apartment building in approximately 12 months. New kitchens and bathrooms as well as fresh paint, carpet and updated flooring will be installed. The exterior of the building will undergo a cosmetic renovation as well. There are no long term leases existing for the remaining tenants, which adds to the velocity of the turn-around time of this "low risk" project.

Fully stabilized with renters.  Much of this project entailed subdividing lot and permitting work so that expansion in the form of adding another apartment complex in the back can be done by new buyer.

Project Start Date: April, 2016 -- Project Cost: $967,000 -- Sale Price January, 2017: $1,360,000. Seattle is  ranked #1 in 'Emerging Trends in Real Estate', an annual publication from Urban Land Institute. We saw a great opportunity in this unfinished construction project the owner was unable to complete. We purchased, re-designed and completed construction on this modern luxury 4 unit investment property, and sold it at a great price, all in 9 month. High end flooring and fixtures, stainless steel appliances and bright, modern exterior accents.

THE DAKOTA, LUXURY TOWN HOMES PROVIDE MUCH-NEEDED HOUSING IN THE NORTH DAKOTA BAKKEN OIL FIELD AREA.

Project Start Date:  Fall, 2014 -- Project Cost: $1,490,000 --Total Sale Price All Units in 2015:  $2,140,000. We saw the need for housing in the boomtown of Williston, ND, center of commerce for the Bakken Oil Fields.  The time was right and these 8 townhomes were built and sold within 12 months, earning our investors an excellent return.

Project Start Date: October, 2014 -- Project Cost: $212,000 per unit; $424,000 per pair of twin homes   -- Current Status: Fully rented and stabilized

Fendee Estates is an approved ongoing project consisting of a total of 703 housing units including town homes, twin-homes and single family homes. The demand for family housing in the Williston, ND area has been overwhelming and is expected to continue with the Bakken Oil Project for years to come.

Project Start Date: January, 2016 -- Project Cost: $217,00 per unit; $434,000 per pair of twin homes -- Value at Completion: $315,000 per unit; $630,000 per pair of twin homes - Billings was named The Best Place to Live by Outside Magazine in 2016.  And the housing market is still going strong.  We were fortunate to be able to get involved in the development of the beautiful Falcon Ridge Subdivision and built modern and luxurious twin homes which are very popular in the area.
